On
behalf of the East Sun Terrace Neighborhood Association we would like
to extend a friendly “Hello” to all of our non-resident
owners. We want you to know that although your house is currently
a rental property you are still a very important part of our
neighborhood. You all have recently received a letter thanking
and reminding you that you are an important part of our community and
we really mean it. Landlords account for about 20 percent of our home
owners. That said, it is imperative that non-resident owners be
informed about neighborhood events, worries, and accomplishments.
Understandably, your role as owner is more business-like. Your
residential investment in the neighborhood is primarily as an asset,
and with our help and yours we can make sure that that asset retains
its value. Keeping up your property, maintaining the
landscape and responsibly renting your property can guarantee that your
residential investment builds equity.
Below is a copy of that letter that East Sun Terrace Neighborhood sent all non-resident landlords. May 9, 2008 Dear non-resident property owner: On behalf of the East Sun Terrace Neighborhood Association we would like to extend a friendly “Hello” to all of our non-resident owners. We want you to know that although your house is currently a rental property you are still a very important part of our neighborhood. As you may or may not know our neighborhood association has been in existence since 1963, we took some time off, but have really picked up in the last 5 years. We are becoming a proactive, tightly-knit group that participates heavily in our community. The association not only maintains our own website, but created and maintains the school website for Holbrook Elementary. The schools website is below, check it out see what you think! You may also be aware that we do not charge neighborhood dues; everything we do, including the cost of our website and the stamp on this letter has been donated. Our volunteers work very hard to make East Sun Terrace a great place to live. In addition, instead of regular CC& R’s, we like the rest of the city, abide by City of Concord Ordinances. It just makes life much easier do so. All that said, the primary reason for contacting all our landlords is to encourage you to become part of the community. A couple of ways of doing that is; by taking very good care of your property, as a landlord I know I don’t need to remind you that a beautiful neighborhood has higher resale prices. Additionally, encouraging your renters to follow city ordinances is crucial. Our volunteers and Susan Crowell the Neighborhood Preservation officer from the city of Concord find it very difficult to keep up with ordinance violations. Currently, we have 92 (out of 425) properties that are not occupied by the owners. Remember, the city ordinances are very simple, like, don’t park your car on your lawn, remove non working vehicles, and maintain your lawn, trash and recycle cans behind your fence, little things like that. I know you personally don’t live there but pretend you do, get a lawn service for that property if the renters aren’t keeping it up, drive by once in a while to make sure your property hasn’t become an eyesore. I am often surprised how much non-resident landlords know about what happens on their property. Being a proactive landlord is really the only way to guarantee that your property doesn’t negatively stand out as “the rental”. Ask your self, do I do that on the property that I currently live at? I couldn’t go on without thanking those of you who do an incredible job of making sure your rental has curb appeal. The City of Concord and the East Sun Terrace Neighborhood Association thanks you. On a more exiting note the neighborhood association has been contemplating planting trees in sidewalk medians, Dormer, Esperanza, and East Olivera Road are pretty much the only streets that have landscape medians so those landlords will be contacted at a later day. The very weird thing about landscape medians is that they are not owned by any landlord but are required to be maintained by them. Many owners have existing trees or something green in their medians so the neighborhood only plans to tackle landscape medians that are in need. Large beautiful trees and great vegetation in any neighborhood only serves to enhance it. As usual the money for trees and the manual for labor for this project would be “volunteered” by the neighborhood. Details have not been worked out, but further information will be available on our neighborhood website. The neighborhood website has a plethora of information regarding the neighborhood, our neighborhood boundaries, our events, neighborhood meetings, and much more. Remember, your neighborhood is East Sun Terrace, not just Sun Terrace. The name makes a huge difference, not only geographically, but in a community sense. We have been fortunate to have a great reputation as an involved community within the City of Concord, and we need to make sure that the East Sun Terrace name remains synonymous with, good neighbors, an active community and a great place to live. ¤ HELLO! ALL REALESTATE AGENTS Welcome to our website, hopefully you can use this website as a resource to help sell homes in the neighborhood. As agents you understand the importance of packaging your product so that it may be more appealing. However, both the neighborhood and the agent need to be on the same page. The name of our neighborhood is East Sun Terrace, not Sun Terrace, not Holbrook Heights. Our name and our boundaries have existed since the neighborhoods inception in 1962. It is disheartening that many agents on Craiglist, or their own real-estate websites fail to property identify the neighborhood and its location. Secondly, Holbrook Elementary has specific attendance boundaries, be careful and check with the school. Open house signs, most all of you have been amazing in making sure that your remove open house signs from the sidewalk corners of our streets and we appreciate it. Making sure that our neighborhood looks good, is kept clean and is properly branded in local real-estate posting can be lucrative for both the neighborhood and the agent. |
